Inside Look: $285M Mega-Mansion Design Approved Near Palm Beach Luxury Real Estate News | By Melissa Johnson

Big things are happening just south of Palm Beach — and by “big,” I mean a $285 million ocean-to-lake estate that's setting a new standard for ultra-luxury living in South Florida.

The town of Manalapan has officially approved the architectural design for this jaw-dropping, resort-style mansion at 1960 S. Ocean Blvd., developed on speculation by former Mayor Stewart Satter. Satter, now working through his company Carnegie Hill Development, is teaming up with luxury home builder RWB Construction and the architectural firm Choeff Levy Fischman to bring this unparalleled property to life. Interior design will be handled by none other than Marc-Michaels Interior Design.

A Glimpse of the Estate:

  • Asking Price: $285 million — the most expensive new-construction home ever brought to market through a U.S. MLS

  • Size: Over 54,570 square feet of indoor-outdoor living

  • Lot: A stunning 4-acre ocean-to-Intracoastal site with 350 feet of frontage on both sides

  • Structures: 8-bedroom main house, guesthouse, beach house, boathouse, and a private tunnel under the road to connect lakefront and beachfront

  • Amenities: Two massive swimming pools (including a 3,700-square-foot infinity-edge pool), a private bowling alley, movie theater, gym and spa, shooting range, padel court, golf simulator, game room, and even a car museum

Not Just a Home — A Landmark

Satter calls it “a house unlike any other on a lot unlike any other.” And based on the location—next door to Oracle founder Larry Ellison’s estate and within walking distance to Eau Palm Beach Resort & Spa—he’s absolutely right.

Though there's no set date for groundbreaking, the project's massive scope means dozens of subcontractors are already working to finalize pricing and logistics. According to town zoning, the beach parcel will hold the beach house and boardwalk, while the lakeside parcel across the road will be home to the primary residence. This dual-parcel design is connected by a private tunnel—one of the few properties in Manalapan with this rare feature.

From $27.5M to $285M

Satter purchased the property in 2024 for $27.5 million, razed the former 1989-built Mediterranean mansion, and reimagined the site into what could soon become the most coveted address in America.

The listing is held by Nick Malinosky of Douglas Elliman, and it is turning heads across the globe. If the $285M valuation holds, this home would rank among the most expensive private residences ever sold—not just in Florida, but nationwide.

Why This Matters

For buyers and investors watching the Palm Beach and South Florida markets, this development is a key indicator. It signals increasing confidence in ultra-luxury real estate — and Manalapan, often in the shadow of Palm Beach Island, is claiming its own spotlight.

Whether you're a seasoned investor, developer, or just someone who loves to stay ahead of market trends, this property is worth watching.
